Reservation Policies for Vacation Rentals
Some of the following policies are mandated by Monroe County. If you need additional information or if we can help to clarify any of these policies, please send us an email. 28-Day RuleUnless otherwise specified, rental periods must be for a minimum of 28 days, in accordance with the vacation rental law of Monroe County, Florida. TaxesAll vacation rentals will be taxed on rent and cleaning fees; State Sales Tax (7.5%) & Monroe County Tourist Development Tax (5%) totaling 12.5% tax. UtilitiesAll monthly vacation rentals will be charged utilities (water & electric) for the exact time period the home is rented. These fees are in addition to cleaning fees and the monthly rent. PaymentsDeposits and subsequent payments are accepted in the form of personal checks, bank checks, cashier checks and money orders. 50% of the remaining balance is due 60 days prior to arrival; the full balance must be received 30 days prior to arrival. Please note that rates are subject to change without notice and that seasonal, special event and holidays may be higher. Cancellations60 days prior to arrival, deposits refunded in full. If cancellation occurs within 60 days of arrival date, a $45.00 administrative fee will be retained. Arrivals & DeparturesArrival time is 3:00 pm; departure is 11:00 am. Please contact our office 1 week prior to your arrival to confirm specific check-in procedures. |
